Fabric-Plus is a skills driven service that’s integrated into any computer aided facilities-management (CAFM) platform for logging and reporting work on a real-time basis. This pro-active and flexible service delivers a planned maintenance resource which aims to reduce active call-outs by 60-80%

‘Pro-active’ is the key difference. The traditional building maintenance approach has been to react to issues as they arise, based on inspection routines and asset types. This leads to reduced lifecycles and increased dilapidations, poor budgetary control, imprecise cose forecasting and inadequate warranty controls. Identifying assets

Fabric-Plus offers the flexibility to identify space types based on their function, rather than by building component.

In a commercial building, the typical assets would be:

Internal assets:

  • Front of house/reception
  • Executive office and meeting rooms
  • Cellular and open plan offices
  • Common areas (life lobbies, stairs etc)
  • Toilets and washrooms
  • On-floor vending and service areas

External assets:

  • Roof area
  • Low level facades
  • High level facades
  • Car parks
  • External paving and fencing

We base the planned maintenance requirements of external assets on the construction and location of the building.

We define the fabric maintenance of the internal assets on the importance and the specific usage of each area.

As the planned maintenance requirements of the internal assets may vary considerably, as may your priorities for them, we have produced a scale of accommodation standards for them.

Agreed accommodation standards

Our scale of five accommodation standards incorporates varying timescales for inspection, reporting, maintenance and replacement. The system is completely flexible, so our clients can choose which standard to apply, depending on their budget and priorities.

Specific assets can be identified and listed according to the nature of the property and requirements.

Each standard includes frequencies for redecoration and replacement. This allows five-year maintenance plans to be developed and updated on an annual basis, so actual expenditure can be aligned with budgets. The plan helps with CAPEX planning, and is updated on an annual basis to compare the actual spend with budget.
